The Gardens School

Nestled between Totara Bush and the Botanic Gardens in Manurewa, this project with Arrow International is a three-level new school building with open plan learning communities, technology spaces such as food/hard tech, office/administration, library, media space and a large double height multipurpose hall/gymnasium.

Our services included all plumbing water and waste services, gas installation and extensive channel drainage within the landscaped gardens.

Rydges Hotel Extension

The central Auckland Rydges hotel extension project included the demolition of an existing five storey building, which was situated next to the existing hotel, and the construction of a new ten storey concrete structure including internal fit-out adding an additional 188 guest rooms, new entrance foyer, 4 new conference lounges, restaurant and roof top function area. The existing hotel continued to be operational during construction and therefore communication with both hotel management and contractors was a high priority. The project was completed on budget and ahead of schedule.

Cadbury Head Office Development

The Cadbury Head Office included a 1,400m² commercial office over two floors, outdoor deck areas, car parking and services. This office building has a 4 star rating under the NZGBC Office Design Green Star rating criteria. The work undertaken included renovations to the existing building and a new development on site.

Constellation Drive Development

Located on Auckland’s North Shore in the busy, developing retail stretch of Constellation Drive, Haydn & Rollett renovated and extended an old Carter’s building, transforming the hardware merchant building into a high-end retail space.

Retail projects often bring with them time constraints due to the demands of opening up to customers as soon as possible. This project was no exception and was compounded by two different tenants – Farro Fresh food market and ASB bank – that required very different, but equally sophisticated fit-outs.

For the fit-outs Farro was completed first, with ASB following shortly after. Both tenancies required a high level of finish but each had their challenges. Farro’s brand was translated into the space through large portal frames, structural metal and polished concrete floors to create a refined industrial aesthetic. With structural members exposed, the finishing and junctions had to be finished to a high standard as there was little possibility of concealing poor workmanship. This same attention to detail was seen in the ASB fit-out, though for the bank, joinery and highly finished materials were a more significant part of the project.

The Links Apartments

Located in Red Beach Whangaparaoa, The Links construction involved 71 apartment units over four stories plus basement carpark at the Hibiscus Coast Retirement Village.

Due to a strategy of early contractor involvement with Haydn & Rollett, their design and project management staff were able to add significant improvement  throughout the design phase and assisting with design reviews and value engineering.

The neighbours had staged access through the site and we were able to co-ordinate this throughout the construction programme to ensure we were all able to fulfil our operational requirements. The Links was a successful project from the clients perspective and led to continued negotiated future work opportunities.

VDB Retail Centre

This significant Retail Centre development in Manukau consists of three projects: a six-storey office building, a separate two-level office/retail building and a two-storey 20,000m2 retail precinct centring around a Countdown supermarket.

Each of these projects had demands for a high level of finish, particularly in the concrete panels and clock tower of the tallest office tower and concrete curves in the low-rise office building. Utilising precast concrete panels for speed of construction the team had to manage a complicated craning-in sequence, with close attention to detail in aligning the panels, particularly in the clock tower.

Adding to the complexity of the project, the 10,000 sq.m suspended retail floor was formed as post-tensioned slabs – the first of its kind for Haydn & Rollett – showing the team’s ability to adapt to new and innovative building solutions.

Working closely with Progressive Enterprises (Countdown) on the quality of finish and the programming of the build the team delivered a result which exceeded expectations of both the client and the future tenant. Haydn & Rollett put great emphasis on relationship building and clear, timely communication of the status of construction, while simultaneously shielding clients from unnecessary stresses and complications that inevitably arise in a construction project of this scale. The strength of the relationship with VDB is testament to Haydn & Rollett’s long-term focus.

Stanley Street Office Building

Stanley Street is a noisy thoroughfare that shuttles container trucks between the port and State Highway 1. The dull hum of heavy traffic is punctuated by the screech of a nearby rail line. Being in the midst of a busy stretch of road also made the site, adjacent to the Carlaw Park commercial precinct, particularly attractive due to its visibility and proximity to the city.

Seeing the potential, Haydn & Rollett were involved in a project-managed build; to design, construct and lease back an A-Grade office building for this key site. A by-negotiation tender process allowed Haydn & Rollett to prove their tender was not only market tested but, having had oversight of the early design process, extremely competitive with a lowered risk profile for the client. As part of the process, it was also agreed that Haydn & Rollett would manage and work collaboratively with the contracted designers, Warren & Mahoney Architects.

The construction of the $16 million, four-storey building with 7,200m2 of commercial office space to a Green Star rating of 4 was not without its challenges. Particular attention was paid to the acoustic design and treatment due to the proximity of rail and motorway traffic while the Haydn & Rollett team worked closely with Marshall Day acoustics to bring expert advice into the design process early on. Similarly, with some complex site conditions involving pooling ground water, Haydn & Rollett worked with an experienced piling contractor alongside Haydn & Rollett project manager Richard Powell, who has an extensive background in civil engineering, to resolve the ground-foundation issues and share the risk profile.

The reward of Haydn & Rollett’s commitment to working closely with consultants and contractors saw significant programme gains leading to an early finish and a quality addition to Stanley Street.

Carlaw Commercial Centre

Carlaw Park Quest Hotel

Located in Central Auckland, the hotel and car park consisted of a five level car park building with 620 car parks, ground floor retail, 36 hotel rooms and 6 apartments.

Southern Spars

Southern Spars, located in Avondale Auckland, is a purpose built high performance mast manufacturing facility. The development by Hayden & Rollett was a purpose built 8,000m² manufacturing facility and 1,200 m² of office/amenities area. Also included the integrated design and construction of the tenant specific fit out works, specialist clean rooms, services, carbon dust extract systems and manufacturing areas.

Aged Care Facility Kumeu

This new build project is an 82 room aged care facility. Services include external drainage, plumbing, gas and under-slab drainage services.
